Gryphon Realty Advisors provides a series of services that can be utilized separately or together in their combined Gold Guard System.

 

Asset Investigation – We determine if property is legally occupied or vacant and exercise appropriate actions per lender instruction and loan provisions.  Additional monthly or bi-monthly updates can be scheduled.

 

Initial Valuation – Either on your forms or in custom reports, we provide a broker price opinion (or full appraisal, as needed) with necessary repairs noted, as well as interior and exterior digital photos.

 

Early Stage Preservation – The property is re-keyed and secured, utilities turned on (as needed) and interior & exterior cleanup is conducted.

 

Title Search & Insurance – Our preferred title company will put your rush orders ahead of all others guaranteeing quick turnaround of searches and title commitments.

 

Courthouse Services – We will coordinate with your attorney to be on site for the weekly Sheriff sale to credit bid on your behalf, pick up prepared deeds or record documents. (Franklin & Surrounding Counties).

 

Receivership - Where appropriate, we can step in a Court Appointed Receiver to take control of the asset or an entire company.  Utilizing our processes it is possible to sell property through Receivers Sales and before the Sheriff Sale.

 

Eviction – In compliance with local laws, we will coordinate occupant and personal property removal.

 

Rehab and Maintenance – Our Foreman will supervise vendors and/or our own construction team for timely completion of repairs or monthly maintenance needed. 

 

Invoice Billing – Most asset protection invoices are paid directly by Gryphon and we submit to the Client for reimbursement or adjust against retainers.

 

General Brokerage Property Marketing – Depending on the needs of the client and asset, a custom marketing program can be designed to reach specialty buyers, regionally, nationally or internationally. Typical GOLDGUARD marketing includes placement of property onto various web based marketing venues including MLS, preparation of marketing flyers, print advertising in local newspaper (regional, national or specialty, as needed), Open Houses are scheduled for prospective buyers, signage and info sheet boxes are installed in the front yard and flyers are hand delivered to local area Realtors at a variety of local and regional meetings.

 

Auction Marketing Options – In addition to being an appraisal and general brokerage firm, Gryphon Realty & Auction can provide live and internet auctions of property in Ohio and throughout the United States.

 

Sale & Closing Procedures – We present all offers to the client along with negotiation or counteroffer suggestions, as needed. Once a contract is accepted, we will coordinate all the closing activities, attend closing and, post closing, we will provide a final report of sale.

 

Technology - All documents and reports can be filed using online tools and our staff carries digital cameras, cell phones (of course) all are available via mobile email devices such as Blackberry or Trio.
